On-Demand Ground Operations & Handyman Assistant

(Independent Contractor)**

This is a flexible, on-demand independent contractor role with no set or guaranteed hours. This role is designed as a hybrid 50% Handyman / Maintenance + 50% Ground Operations position. Contractors are engaged on a task-by-task basis and may choose when to work.

About the Role

This role is a true hybrid with a clear 50% Handyman / Maintenance and 50% Ground Operations split.

The intent of this role is to reduce turnaround time for on-ground issues by combining operational support and hands-on maintenance within a single contractor.

The ideal contractor is equally confident performing hands-on maintenance tasks and managing operational responsibilities such as keys, inspections, and guest support.

All tasks are managed and assigned via the Breezeway platform.

Key Responsibilities (50% Ground Ops | 50% Handyman)

Key & Access Management

  • Set up, maintain, audit, and replace lockboxes (temporary and permanent).
  • Manage secure key handling, tracking, and transfers for each property.
  • Attend lockouts, missing key incidents, and emergency access requests.
  • Coordinate with third-party key storage providers (Keynest, Keycafe).

Ground Operations, Inventory & Logistics

  • Deliver, collect, and restock essential items (linens, towels, toiletries, consumables).
  • Assist with sourcing, purchasing, and transporting property essentials.
  • Support urgent on-ground recovery tasks to resolve guest issues promptly.
  • Coordinate lost-and-found retrieval and postage.

Guest Experience Support

  • Respond to and troubleshoot guest-reported issues such as:
    • WiFi and connectivity issues
    • Air-conditioning and heating checks
    • Appliance troubleshooting
    • Basic plumbing concerns
  • Deliver emergency items or replacement supplies when required.
  • Support VIP guest check-ins and special requests as assigned.

Handyman & Maintenance Responsibilities

  • Perform minor to intermediate handyman and maintenance tasks, including:
    • Replacing light fittings, globes, smoke alarm batteries
    • Fixing loose handles, hinges, doors, locks, and cabinetry
    • Minor plumbing works (tap tightening, basic leaks, toilet issues)
    • Mounting fixtures (curtain rods, towel rails, hooks)
    • Furniture assembly and small repairs
  • Identify issues requiring licensed trades and escalate with clear notes, photos, and recommendations.
  • Support preventative maintenance to reduce repeat guest complaints.

Owner & Property Assistance

  • Conduct on-site inspections to identify cleanliness, maintenance, and safety issues.
  • Assist with fire and safety compliance checks where applicable.
  • Oversee bin placement and return for scheduled waste collection.
  • Support owners with basic tech setup and WiFi troubleshooting.

Property Onboarding & Offboarding

  • Complete property readiness reports and ingoing inspections.
  • Assist with staging, furniture placement, and coordinating photoshoots.
  • Handle offboarding tasks including key returns, final inspections, and minor make-good works.

Routine & Emergency Inspections

  • Conduct scheduled property inspections to maintain standards.
  • Perform rapid-response inspections following damage, incidents, or emergencies.

Requirements

  • ABN-registered contractor.
  • Own reliable vehicle.
  • Own basic to intermediate handyman toolkit (mandatory).
  • Ability to independently attend and complete handyman tasks without reliance on site tools.
  • Smartphone with ability to use Breezeway and communication tools.
  • Strong problem-solving skills and ability to work autonomously.
  • Comfortable working flexible hours, including weekends and holidays, on an on-demand basis.
  • Strong communication, time management, and attention to detail.
  • Professional, dependable, and respectful with guests, owners, and internal teams.
